SELLING OR RENTING IN AUTUMN RIDGE

DISCLOSURE PACKET:

State law requires that any seller residing in a subdivision with a property owners' association provide a disclosure packet to the buyer. This packet contains important information for your buyer. Preparing the package also requires a physical inspection of your property by an HOA officer to ensure it meets HOA covenants prior to transfer to a new owner. You or your Realtor should go to http://www.e-landmarc.com and request a disclosure packet. You can also request a packet by calling Landmarc Real Estate

HOA ASSESSMENT:

Typically the dues the current owner paid to date are prorated at settlement. The seller usually receives a refund of dues paid prorated from the settlement date to the period ending 31 December.  This will be reflected on your settlement statement.

Your settlement agent or Realtor can answer any questions you have regarding HOA dues and disclosure packets.

FORWARDED MAIL:
If you sold your home and the post office forwards to you an invoice for the annual assessment, please notify
the HOA Board so we can correct the error and avoid sending additional invoices.
SIGNS AT ENTRANCES:
The HOA directors and officers understand the importance of advertising homes for sale.  However, keep in mind the HOA covenants only allow for one sign on the homeowner's lot.  During Spring and Summer, there is a substantial increase in the number of signs placed at the subdivision entrances and at times a large number of signs make these areas unsightly.  Our assessments pay for the upkeep and improvement of these common areas and the sale signs detract from the appearance of our subdivision entrances.  The HOA may allow a limited number of small sale signs placed at subdivision entrances but reserves the right to remove any or all signs placed at these entrances at any time.  If the HOA removes any sign it will contact the owner of the sign to retrieve it.

RENTING YOUR HOME?

Remember, you as the homeowner remain responsible for meeting HOA covenants and restrictions. You should ensure your lease/rental contract makes the renter aware of HOA requirements.

PAYING YOUR ANNUAL ASSESSMENT:

The HOA typically sees four different methods for property owners to pay the annual assessment.

 

    (a) If you use a property management company they can pay it for you. In this case, make sure ARHOA has contact information for your company.    

    (b) You can set up an auto bill paying service, knowing assessments are due by 31 December each year. However, keep in mind the assessments can change from year to year and you should sign into the Landmarc website.   

    (c) Of course, the more traditional method is to receive all correspondence related to your property at your current mailing address and pay by check.
